UK house prices: no respite in sight for the housing market

Could Giving Smaller House Builders More Financial Support be the Key to Solving the Housing Crisis?

The British housing market is showing few signs of slowing down. This summer we have seen rising prices combined with the strongest lending levels month seen for seven years. Hometrack Property Market Analytics reported today that houses located within cities had seen their asking prices increase by 4.3% in the three months to July.

The demand for housing is currently being stimulated by low mortgage rates, economic growth and rising earnings, all of which combine to exert upward pressure on house prices. With the low Bank of England Base Rate at 0.5% and current inflation being 0.1% – below the inflation target – mortgage rates are not due to rise rapidly in the immediate future, and therefore the pressure on house prices will still be evident. However, it has been predicted that the Base Rate will increase either late this year or early next.

Knight Frank, the residential and commercial estate agent, has also stated that they believe house prices are going up. This information is reinforcing the well-known fact that investing in property will reap you decent returns. Although investing in property is an attractive and potentially prosperous concept, it is not deemed accessible to all. However, Wellesley & Co offers straightforward investment terms that could see you earn up to 6.32% pa through investing in property, and with a minimum investment of just £10.

As mentioned, property investment is not possible for everyone. At Wellesley, our asset-backed peer-to-peer model sees investors place their money in secured loans that fund commercial and residential property developments. Borrowers approach Wellesley for a loan to fund the development of properties with a view to selling them or servicing the buy-to-let industry.

Although peer-to-peer lending through Wellesley & Co can see you investing in property and receiving great returns, it does involve risk. Investment through Wellesley involves lending to individuals and companies and therefore your capital is at risk and interest payments are not guaranteed if the borrower defaults.
