It has been reported that property investors should turn their attention to Glasgow, Manchester, Birmingham, Sheffield and Liverpool and not to focus solely on properties in London for buy-to-let investment opportunities. This statement is a result of research that compares rental returns and property prices which gives an outcome of the locations that will reap the highest yields.

It may be surprising to see that on a list of top 20 buy-to-let hotspots for January 2015, Glasgow and Liverpool postcodes were features four times. High appearing cities also included Sheffield (three times) followed by Birmingham and Manchester both being stated twice each. It is also interesting to see that London postcodes were somewhat lacking form the list, apart from postcodes east of the city which took the top three spots.

Each city stated above has appealing factors to investors. For example; Glasgow has become more attractive due to the house price hike in Edinburgh, Scottish buyers are diversifying and branching out to ensure they get the most for their money. In Manchester, the city has seen the strongest house price growth in the UK, Nationwide found that average prices across 200 postcode in Greater Manchester rose and some even doubled, again resulting in a decent investment for buyers. Liverpool has the advantage of housing over 60,000 students, therefore the demand is already there for buy-to-let landlords.
