The Wellesley Property Mini-Bond, issued by Wellesley Finance Plc, offers investors the opportunity to invest directly into property backed loans made by Wellesley.

Subscribed funds are lent to property developers whose loans are secured against residential property. In return, investors receive a competitive fixed rate of up to 5.00% per annum gross, paid monthly or at maturity. It is important to remember that as with most investments, there is a risk that if a borrower does not repay you may lose your initial invested capital. This means your capital is at risk and interest payments are not guaranteed.

How are my funds used?

The Wellesley Property Mini-Bond is a retail bond which invest exclusively in Wellesley Finance Plc’s asset-backed lending business. The funds you subscribe to the Property Mini-Bond are lent to UK property developers and those loans are secured against UK residential property.

How much can I invest?

You can invest from £100. There is no maximum investment.

Does the Wellesley Property Mini-Bond offer me a fixed term?

The Property Mini-Bond offers you a fixed rate of return throughout your investment term.

In order to end your investment, you must notify Wellesley of your intention to redeem your Bond prior to the six-month deadline of your initial investment term. Alternatively, you can choose to retain your Bond for a further one year period and continue to receive interest at the same fixed rate as before.

How do I register?

You can register for an account with Wellesley online or by post. Once you have registered, and we have verified your details, you can fund your account and select your investment term. You will start earning interest as soon as you have completed your investment.

Please note in order to be eligible for a Wellesley account, you must have an e-mail address. Wellesley are not permitted to invest funds on behalf of investors, you will need to invest your funds via your online Wellesley account.

Are there any risks associated with investing in the Wellesley Property Mini-Bond?

Investing in the Wellesley Property Mini-Bond involves investing your funds into loans made by Wellesley Finance Plc. The biggest risk posed to investors is if one of the borrowers (which their funds are matched to) does not repay their loan.

All loans made by Wellesley Finance Plc, are backed against UK residential property. In the event a borrower defaults, Wellesley Finance will seek to sell the asset to cover any loss of funds. In addition, Wellesley places its own funds into every loan we make. Whilst Wellesley’s level of co-investment will vary from time to time, it will always be a minimum of 1% in every loan.
