How are my funds used?

The funds you subscribe to the Wellesley Property Bond, are lent to carefully selected UK residential property developers. All loans are secured against UK residential property.

How much can I invest?

The minimum investment is £1,000, with denominations thereafter of £1,000. There is no maximum investment.

Who can invest in the Wellesley Property Bond?

Any individual who is over the age of 18, or a trust, business or charity that are residents of the UK.

Is my investment ISA eligible?

The Wellesley Property Bond is an ISA eligible investment, allowing you to earn tax free interest on your investment.

Please note, tax allowances and the tax efficient benefits of ISAs could change in the future. 

What is a listed bond?

Wellesley Property Bonds are publicly listed on the Irish Stock Exchange. This means that the Central Bank of Ireland has approved the Secured Note Program as complying with the EU Prospectus Directive following a full review.

Why is the Wellesley Property Bond listed on the Irish Stock Exchange?

The Irish Stock Exchange (ISE) ranked No.1 for bond and investment fund listings worldwide and has over 36,700 securities listed.

Is the Wellesley Property Bond transferable?

Yes, the Wellesley Property Bond which will be listed on the Irish Stock Exchange (ISE) and is a transferable security that can be either sold or transferred to another third party. There are no restrictions on sale or transfer, this alone does not guarantee that you will be able to exit your investment early and there must be a willing party available to purchase your bond in such an instance.

What are the key differences between a listed Bond and a non-listed Bond?

Non-listed bonds are issued to investors privately by companies and not recognised as a security on the financial markets and therefore are not transferable. They are illiquid and are not recognised as standard assets by the FCA. They are not eligible to be held within an ISA account.

Listed bonds are listed on a recognised stock exchange, and are recognised by the FCA as standard assets. Listed bonds can be traded however, trading is subject to availability and there is no guarantee of buyer demand should if an investor wishes to sell prior to maturity. They are eligible to be held within an ISA account.

What happens if the Wellesley Property Bond does not list?

Your money will remain in your account and will be ready for use on the next bond application. If you wish to withdraw your money, please contact The Share Centre on 01296 414141.

How long is the Wellesley Property Bond available for?

The current Wellesley Property Bond subscription closes at 5pm on the 29th October 2018.

Do I earn interest straight away?

Interest will begin to accrue from the listing date until the redemption date of the Wellesley Property Bond.

What risks do I need to be aware of when investing in the bond?

Investment into the Wellesley Property Bond involves risks to your capital and interest payments. In the event that a borrower was unable to repay a loan, Wellesley would attempt to recover the funds outstanding, however such security arrangements do not guarantee full return of capital and interest to the bond holder.

How is risk mitigated?

Once a loan has passed the Wellesley Finance Lending criteria, a legal charge is secured against the underlying asset. This charge is assigned to a Security Trustee (Authorised and Regulated by the Financial Conduct Authority) on behalf of Bondholders (investors) and in the event of a default of any interest payments by Wellesley, the Security Trustee has the right to take control of the underlying assets to recover capital and interest payments.

Please note however, that whilst Wellesley aim to minimise the risk, like most investments there is a level of risk involved and investment into the Property Bond is not covered by the Financial Services Compensation Scheme (FSCS).

Is my investment covered by the Financial Services Compensation Scheme?

No, your investment is not covered by the Financial Services Compensation Scheme.

Investment through Wellesley involves lending to individuals or companies and therefore your capital is at risk and interest payments are not guaranteed if the borrower defaults. It is important to remember that historic loan default rates are not necessarily indicative of future default rates.
